There are many stages to a great home transformation, starting with a site survey and beautiful, precise architectural designs, then often party wall agreements with neighbors.
For transparency, precision, and perfection we have established a time-tested process that will deliver the best end results for you and your home.
When contacted with a new inquiry, we will provide you with an inquiry sheet to complete and return to us. If you already have project plans and drawings available, we would need those at the inquiry stage too.
Once we receive your Enquiry Sheet along with all available plans and drawings, we will contact you to arrange a site visit during which, we will discuss your project further.
Post the Site Visit, we will put together a Schedule of Works which is a descriptive list of the works you would like carried out. This is emailed to you for approval.
Please note that there are no budget costs included in the Schedule of Works.
Once we have captured all of your project requirements within the Schedule of Works (this may take two or three revisions), email us back with your approval to proceed and put together a budget guide against the Schedule of Works.
We will populate Budget Guide costs against the Schedule of Works.
Please note that these are not fixed costs, they are a Budget Guide only and could go up or down.
This will be emailed to you for you to review and if the Budget Guide is of interest to you please notify us via email.
Once we receive your email of interest in the Budget Guide we will work closely with you to arrange site surveys to be carried out by our specific trade experts and build a more detailed and accurate estimate for your project of works. This will be emailed to you for approval.
Once an accurate Estimate has been agreed with you, we will supply a Fixed Quote for your approval.
Once you confirm acceptance of the Fixed Quote, we will respond confirming with receipt. The Fixed Quote now forms part of the contract between you and us. We will send out a Letter of Engagement and our Terms and Conditions along with a copy of the Fixed Quote for you to review and sign.
We will also explain how our Financial Report works and set out a Stage Payment Plan for the Fixed Quote contracted works.
Once we have received back from you the signed Letter of Engagement we will contact you to agree on a start date for the works to commence.
The Financial Report will be emailed to you regularly throughout your project works. This report includes all stage payment costs information and captures any changes work carried out and the costs associated.
Any works involving additional expenditure will be agreed upon by you before works commence with a 50% deposit due before works are carried out. Balance payment will be due once change work is completed.
Once we have finished the works we will inspect the property with you and make sure you are happy with the quality of the finish. At this time, we will supply you with the building control completion certificate, testing and commissioning certificates, warranties, and manuals.
After the final payment, you will hold retention on the works for up to 6 months (2.5% of Fixed Quote).
After this retention period has ended we will arrange to visit your property and go through everything and correct any defects that may have occurred in that period.
